Fortress Windows & Doors

Window and Door Replacement in Aurora

Aurora sits between our two offices: Scarborough to the south and Barrie to the north, each about 40 minutes away. Fortress Windows & Doors has been installing replacement windows, entry doors, patio doors and eavestrough in York Region since 1989, and Aurora Heights, Aurora Village, Bayview Wellington, Aurora Grove and the estate lots off Bathurst and Leslie are all on the route. Family-owned, Ontario-built windows. Call (416) 291-5795 or the Barrie office at (705) 294-2345.

What Aurora homes usually need

Aurora Heights and the 1960s and 70s streets

West of Yonge and south of Wellington, the older subdivisions have their original wood or aluminum windows, single-pane behind a storm. These are full-frame replacements: the old unit comes out to the rough opening, and the new frame is foamed and capped so nothing is relying on 50-year-old wood.

Bayview Wellington and Aurora Grove

Built mostly in the 1990s and 2000s, these houses have builder-grade vinyl that is now hitting the failed-seal stage all at once: fogging, cranks that spin, sashes that will not lock. We see whole streets replacing at the same time.

Aurora Village and the heritage streets

On Yonge, Wellington, Kennedy, Catherine and around Town Park, the openings are old and rarely square. We measure each one, keep the original sightlines and grille patterns, and can supply wood-look or colour-matched exteriors so the house still reads as what it is.

Entry and patio doors

Insulated steel or fibreglass entry systems with the frame and threshold replaced, and vinyl sliding, garden or French patio doors. The Oak Ridges Moraine wind hits Aurora harder than it hits Richmond Hill; we spec multipoint locks on doors facing west.

Eavestrough and downspouts

Five-inch seamless aluminum, formed on site. Aurora gets more snow than the 401 corridor, and eavestrough that is pitched wrong or undersized ices up and pulls off the fascia. We hang it to carry the load.

Why Aurora homeowners call Fortress

Aurora is well inside our range from both offices, so a measure, an install and any follow-up are easy to schedule. Fortress has 37 years of installs behind it, a real address in Scarborough and another in Barrie, and the phone numbers on this page ring at those offices.

Installing since 1989

Family-owned and still run by the family. York Region has been part of the route for decades.

Verified reviews from real installs. Read them before you book.

Canadian-made, CSA A440 certified, Energy Star

Built in Ontario, certified to CSA A440, Energy Star rated for Canada. Triple-pane is worth pricing this far north.

Town of Aurora permits handled

Same-size replacements need no permit. Enlarging an opening or adding a basement egress window does. We prepare the drawings and file with the Town.

Financing available

Flexible financing on windows and doors so a whole-house job does not have to be done one elevation at a time.

How an Aurora job runs

It starts with a measure at your house. We check every opening, the sills and the wall around them, and give you one written price for the whole job. That price includes:

Service Steps

1. Book a measure

Call (416) 291-5795 or (705) 294-2345, or use the quote form. Tell us which openings and roughly when.

2. In-home measure

We measure every opening, check for rot or water damage, and go through frame colour, grilles and glass options with you.

3. One written price

One number for the whole job. It only changes if you change the scope.

4. Build and install

Custom-built to your measurements, which takes a few weeks and longer in spring. Most Aurora homes are installed in one to two days.

5. Walk-through and warranty

We walk every unit with you, show you the hardware, and register the warranty.

What changes after the install

Lower heating bills

Aurora winters run colder than the city. Going from single-pane or failed double-pane to low-E argon-filled glass, or triple-pane, shows on the Enbridge bill the first winter.

No more cold pocket by the window

That cold spot by the living room window is the frame leaking, not the glass. Foamed frames fix it.

Quieter rooms

Sealed double or triple glazing takes the edge off Yonge, Wellington, Bayview and the 404.

Rebates when they are open

Ontario and federal energy rebate programs change. We check what is open when you book and tell you what your job qualifies for.

Drier basement

Eavestrough pitched properly with downspouts extended away from the wall is the cheapest basement waterproofing in Aurora.

Resale

Home inspectors look at the windows first. New, warrantied units go in the listing; fogged 1990s glass comes up in the negotiation.

Frequently Asked Questions

Do I need a permit to replace windows in Aurora?

Not for a like-for-like replacement in the same opening. You need a Town of Aurora building permit if the opening is being enlarged or a new one cut, which covers most basement egress windows. We prepare and file the permit as part of the job.

Either. Aurora is about 40 minutes from both our Scarborough head office and our Barrie office, so we book whichever crew has the earliest opening. Call (416) 291-5795 or (705) 294-2345.

Often, yes. Aurora is colder and windier than the 401 corridor, so the extra pane pays back faster here than it does in Scarborough. We will price both so you can compare.

A typical Aurora house with 10 to 20 windows is installed in one to two days once the windows arrive. Lead time from measure to install depends on the season; spring and early fall are the busiest.
