What Mississauga homes usually need

Erin Mills and Meadowvale

Built mostly from the mid-1970s through the 80s, these are the biggest concentration of same-age windows in Mississauga. The original aluminum sliders and early vinyl are 40 years old, and the sealed units have long since fogged. We replace them full-frame, because the wood bucks behind 1970s aluminum are usually the real problem.

Lorne Park, Clarkson and Port Credit

Larger lots, older homes, and a lot of custom rebuilds with oversized and shaped windows. Near the lake the wind load is real; we spec heavier frames and multipoint hardware on anything facing south. Wood-look and colour-matched exteriors keep the house in character.

Applewood, Cooksville and Malton

1960s bungalows and side-splits with single-pane wood or aluminum behind a storm window. These get a full-frame replacement and, in a lot of cases, a larger basement window at the same time while the crew is there.

Entry and patio doors

Insulated steel or fibreglass entry systems with the frame and threshold replaced, and vinyl sliding, garden or French patio doors for the backyard. A new slab in a 40-year-old frame does not fix the draft.

Eavestrough and downspouts

Five-inch seamless aluminum, formed on site. Mississauga sits on heavy clay, so we extend downspouts to where the grading actually carries water away from the foundation.

Do I need a permit to replace windows in Mississauga?

Not for a like-for-like replacement in the same opening. You need a City of Mississauga building permit if the opening is being enlarged or a new one cut, which covers most basement egress windows. We prepare and file the permit as part of the job.
