Replacement windows

Most calls we get from Agincourt, Wexford, Bendale and Guildwood are for houses built between 1955 and 1975. The original wood or aluminum sliders are single-pane, the sashes stick, and the frames have been painted so many times they no longer seal. We measure every opening, build to size, and install full-frame or retrofit depending on what the brick and sill will allow.

Entry doors

Insulated steel or fibreglass, with the frame and threshold replaced at the same time. On older Scarborough bungalows the door is often out of square with the jamb. We re-hang it properly rather than forcing a new slab into an old frame.

Eavestrough and downspouts

Five-inch seamless aluminum, formed on site to the length of the fascia. If the existing downspouts dump water beside the foundation, we move them. On the clay soil under most of Scarborough, that is where basement leaks start.

Basement egress windows

Cutting a larger opening in a block or poured foundation for a legal bedroom or basement apartment. This needs a City of Toronto building permit, and we handle the drawings and the application.

Patio doors

Sliding and garden doors for backyard walkouts. A lot of Scarborough houses still have the original 1970s aluminum slider. The replacement is a vinyl frame with a low-E, argon-filled sealed unit and a proper drip cap above it.

Do I need a permit to replace windows in Scarborough?

Not for a like-for-like replacement in the same opening. You do need a City of Toronto building permit if the opening is being enlarged or a new one is being cut, which is the case for most basement egress windows. We prepare and file the permit as part of the job.

A typical Scarborough house with 10 to 15 windows is installed in one to two days once the windows arrive. Lead time from measure to install depends on the season; spring and early fall are the busiest.

Yes. We do one opening at a time so the house is never open for long, and the foam and caulking we use are rated for cold-weather application. Winter is often the quickest time to get on the schedule.
