Century homes near downtown
The streets around Mississaga St, Peter St and Coldwater Rd have some of the oldest housing in Simcoe County. Original wood windows, openings that are out of square, and plaster walls that do not like being disturbed. We replace full-frame, keep the original sightlines, and can match grille patterns so the house still looks right from the street.
Post-war bungalows and side-splits
North Ward, the streets off West St and the older parts of the east side have 1950s to 70s houses with single-pane wood or aluminum behind a storm. Full-frame replacement with a foamed and capped frame is the fix, and it is usually when the basement windows get upgraded too.
Lakefront and converted cottages
Houses on Lake Couchiching and along Lake Simcoe take wind and driven rain that a city house never sees. We spec heavier frames, multipoint locks on doors facing the water, and proper flashing and drip caps. Year-round conversions of old cottages usually need every opening done.

Not for a like-for-like replacement in the same opening. You need a City of Orillia building permit if the opening is being enlarged or a new one cut, which covers most basement egress windows. We prepare and file the permit as part of the job.
